Do you do commercial tenant fit-ups?
That's our main focus. We take empty or existing commercial spaces and build them out for the tenant's specific business. That includes everything from demolition and framing to mechanical, electrical, plumbing and all the finishing work. We take on fit-ups in strip malls, office buildings, new developments and standalone units across Ottawa.
Do you handle permits for commercial projects?
Yes. We handle the full permit process on every commercial project, including building permits, electrical permits, HVAC permits and any trade-specific permits the City of Ottawa requires. Our clients don't have to chase paperwork or sit on hold with 311. We deal with it from application through to final inspection.
What areas in Ottawa do you serve?
We work across Ottawa and Eastern Ontario. Most of our projects are in the downtown core, Centretown, the Byward Market, Westboro, Hintonburg, Kanata, Barrhaven, Orleans, Nepean, Gloucester, Stittsville, and Bells Corners. How long does a typical restaurant renovation take?
It depends on the size and scope, but most restaurant fit-ups we do run between 8 and 14 weeks from permit to opening day. A smaller cafe or quick-service spot can be faster. A full-service restaurant with a commercial kitchen, hood system, grease trap and custom finishes takes longer. We give a realistic timeline before we start so there are no surprises halfway through.
Does NobleStar Construction provide eco-friendly building solutions?
Yes. We can source sustainable and low-VOC materials, energy-efficient lighting and high-performance insulation when a project calls for it. If going green is a priority for your build, let us know early and we'll work it into the plan and budget from the start.
Can you build out a franchise location from scratch?
Yes, we work with franchise owners who need their space built to brand standards, whether that's a yoga studio, a restaurant, a tax office or a salon. We handle the full build from empty shell to ready-for-business, including coordinating with franchise head offices on design specs and compliance requirements.
Do you work with franchise brands?
We work with franchise brands across Ottawa, and every franchise comes with specific construction requirements from their corporate office. We make sure the build meets those standards while keeping the project on schedule. Do you handle HVAC and electrical as part of the build?
Yes. We manage all mechanical and electrical work through our licensed trade partners. That means our clients get one point of contact for the entire project instead of hiring and coordinating separate HVAC and electrical contractors themselves. Everything from panel upgrades and meter installations to ductwork, exhaust systems and infrared heating falls under our scope.
What's included in a tenant improvement project?
It varies by project, but a typical tenant improvement includes demolition of the existing layout, new framing and drywall, electrical and lighting, HVAC modifications, plumbing if needed, flooring, paint, trim, and any fixtures or millwork. We also handle permits, inspections, and coordination with your landlord. Basically, we take the space from where it is now to where it needs to be for your business to open.
Do you provide project timelines and cost estimates before starting?
Always. Before we start any work, we do a site visit, review the scope, and give you a written estimate with a clear timeline. No vague ballpark numbers. We want our clients to know exactly what they're getting into before they commit. If something changes during the project, we flag it immediately so there are no surprises on the invoice.
Can you work with my landlord's requirements for a commercial lease?
Yes, and we deal with this on almost every project. Most commercial leases have specific construction requirements, insurance minimums, work hour restrictions, and restoration clauses. We review the lease requirements, coordinate with your landlord or property manager, and make sure the build meets everything they need so your occupancy isn't held up.
