Noblestar Construction is finishing up the commercial fit-out for my coffee shop on Hemlock Road in Ottawa and it is looking great. Questions to Ask Before Hiring a Commercial Contractor in Ottawa

Why hire a commercial fit-out specialist instead of a general contractor who also does home renovations?

A commercial fit-out runs on rules a home renovation never touches. City of Ottawa commercial permits, Ottawa Public Health for food service, barrier-free and fire code for public spaces, landlord work letters and franchise spec books. A contractor who mostly builds houses is meeting all of that for the first time on your job. We build commercial spaces and nothing else, so we already know where the costly surprises hide and we keep them from pushing your opening date back. That focus is the difference between a build that opens on time and one that drags.

What's the difference between a fit-out, a build-out and a tenant improvement?

Mostly they describe the same work with different names. Fit-out, or fit-up, is the common Ottawa term for finishing a commercial space so a business can open in it. Build-out usually means the same thing on a franchise or chain project built to a corporate spec, and sometimes it signals a bigger job that starts from a bare shell. Tenant improvement, or TI, is the term you'll see in your lease, often tied to a dollar allowance the landlord puts toward the work. Same trades, same permits, different word depending on who you're talking to. We handle all of it.

Do you work with first-time business owners and first-time franchisees?

All the time. A lot of our clients are opening their first location and have never run a construction project. We walk you through every stage, deal with the City and your landlord so you are not learning commercial construction on the fly, and tell you in plain language what each decision actually costs. You focus on opening your business. We handle the build.

Do I need my own architect or designer, or do you handle the drawings?

You do not need to line up your own drawings before you talk to us. We prepare or coordinate the permit-ready drawings your project needs, including the architectural, mechanical and electrical drawings a commercial permit and inspections call for. If you already have a designer or a franchise design package, we build from that. If you do not, we bring in the right people. Either way it is one process and you are not the one managing it.

Are you licensed and insured for commercial work in Ottawa?

Yes. NobleStar is a BBB Accredited business, we carry $5M liability and are WSIB compliant. We pull permits through the City of Ottawa under our own name and build to the Ontario Building Code.
